A Site for the Condo Association of 1108 to 1112 Park Avenue, Hoboken, NJ
In order to keep our buildings as a vital part of the fine residential neighborhood in which we live, we need your help. Our hallways, basements and front gate areas are common space and it is up to each of us to take responsibility for the condition of this space.
Common areas are accessible to all UPCA members, and rules for their use are determined by the UPCA Board. If you have questions about common areas not listed above, please contact the Board.
Thank you for help.
The pool is open approximately Memorial Day - Labor Day. Resident will be notified of the exact dates each year. Residents access the pool through the basement.
Hours:
Mon - Fri 12 PM - 8 PM
Sat & Sun 11 AM - 6 PM.
Pool users must have a Pool Pass. All residents can have a pool pass, and each unit can have 2 guess passes.
The gym is open from 6 AM - 10 PM.
It is located in the Willow Park condo building. You can access the gym by going through the basement to the pool area, walking to the north side of the condo, crossing over to the Willow Park building, and walking down the wooden steps.
You need a key to access the gym, which you get from the previous owners when you buy your unit. New gym keys cost $50.
The baskets that are in the front entrances under the mailboxes are there for delivered papers and magazines. They are not there for trash collection or for disposal of unwanted mail.
If you drop or spill something in the hallway or on the steps, please be a good neighbor and clean it up.
Plants in the hallways may only be laced near the window well out of the way of the landings and stairs. Nothing other than plants may be stored in the hallways except for the ground unit of 1112 where packages for condo residents are accepted and picked up.
Notify the property manager if you need to place items temporarily in the hallway. A cleaning service vacuums the hallways once per week.
Each unit has a storage bin in the basement. No storage is permitted outside of those bins with the exception of bicycles in the back part of the basements.
Access to all cages, washers & dryers, meters, boilers, exits and entrances must be completely clear.
The board of trustees for the Upper Park Condo Association has put together some suggestions regarding the issue of noise and your neighbors. These ideas really make a difference for everyone's living experience.
If you experience intrusive noise, take the time to either talk with or drop a note to the problem unit. Most of the time people are unaware of the effects they are having on you, especially in the early hours of the morning or late in the evening. A pleasant conversation can many times remedy the situation and introduce you and your family to your neighbor.
Thank you for your continued consideration.
Admission to the roofs is prohibited except in an emergency or for repairs. The roofs are very fragile and subject to leaking. Please do not add to the normal wear and tear, and cost of repairs, by walking on or using the roofs for any purpose other than emergencies.
The red fire alarms (1) on each floor in the hallways are directly connected to the fire department.
Fire extinguishers (2) are located on each floor. These extinguishers are rated for Class A fires (burning trash, wood, paper), but should not be used for Class B and C fires (burning liquids & electrical fires). Dry-powder ABC fire extinguishers (3) are an excellent way to improve your appartment's safety, and are available for less than 25$ at many hardware stores, including Home Depot and Lowes.
