The Annual Board Meeting was held on December 14, 2015, and the following condo members were voted on the board for 2016:
Repairs to water pipes, gas lines, electrical wiring, and other renovations require permits from the City of Hoboken before work is initiated. The work must be performed by licensed plumbers and electricians.
Technicians who are concerned about the status of their licenses will not perform work without permits, and normally will obtain such permits as part of the work contract. Be aware that if work is performed without permits, the owner of the unit bears the primary responsibility and may be subject to heavy fines and extensive inspections by city officials.
In the interest of preserving safety throughout the condominium complex, the Upper Park Condominium Association hereby provides notice that it requires city permits and work by licensed technicians. In the event that such required permits are not displayed or are not presented upon request, the Association will notify the city of unauthorized work and request immediate inspections. Condominium fines may also result.
Upper Park permits a maximum of two animals per unit which includes dogs, cats, birds, reptiles, etc. (Master Deed, Section 10,11c). In our complex, dogs are the most popular pets and are most frequently met on the stairs and in the hallways. As a result, their behavior is of particular interest and concern.
Payment of Association fees is due on the first of each month. The deadline for payment without penalty is the 15th of the month. After that date, a $25 late fee is attached. If it is necessary for you due to cash flow or other obligations to pay later than the 15th of the month, please contact the UPCA Treasurer. For those who prefer to pay two, three or more months at a time, those payments should be made in advance, not after the period. Such arrangements should also be made with and accepted by the Treasurer.
When units are not current in payment of dues, all other owners are subsidizing the delinquent units. It is not fair and can lead to serious cash flow issues for the Condo Association. Difficult and unexpected circumstances will, of course, be taken into account, but such emergencies must be made known to the treasurer in a timely fashion.
If you have access to a Pay-by-Phone program through your bank, you may want to take advantage of that service which provides automatic monthly payments.
Remember when selling your unit:
- Pass on the Rule & Regulations document
- Pass on your gym key and pool passes
- UPCA requires an up front payment of 3 month maintenance.
Make sure the buyer's attorney contacts the Treasurer or Property Manager before closing.
